Keputusan penggunaan komponen pracetak dilakukan berdasarkan design awal proyek. Dalam pengaplikasian metode pracetak, kunci keberhasilan pelaksanaan untuk mencapai kualitas yang diinginkan dipengaruhi oleh aspek manajamen. Aspek manajemen dari lean contruction yang bertujuan meningkatkan nilai dan menghilangkan waste pada lingkungan proyek ialah dengan adanya metode Just In Time. Melalui metode just in time, kebijakan manajemen puncak diperlukan untuk melakukan pengelolaan persediaan ( Inventory Management ) yang optimal di lokasi proyek. Keputusan manajemen puncak sangat menentukan kualitas daur hidup suatu proyek. Keberhasilan suatu proyek ditentukan oleh pengelolaan kebutuhan material, peralatan, dan tenaga kerja yang tepat waktu dan tepat mutu. Keputusan Just In Time pada lokasi proyek konstruksi ditentukan dari persepsi project manager pada pelaksanaan proyek. Hal-hal yang mempengaruhi persepsi project manager dalam keputusan metode just in time ialah faktor pendukung dan faktor penghambat. Faktor-faktor ini menjadi pertimbangan penting bagi project manager memutuskan penggunaan metode Just In Time untuk komponen pracetak pada proyek konstruksi gedung.
