Adapun hasil penelitian yang telah dilakukan diatas menunjukkan bahwa faktor pendukung yang mempengaruhi keputusan Just In Time penggunaan komponen pracetak di perusahaan konstruksi Kota Surabaya adalah memperhitungkan jam kerja alat yang digunakan. Perencanan dari awal proyek yang menjadi alasan tertinggi dalam memutuskan metode Just In Time meliputi pemaparan dari kebutuhan alat angkat/berat yang akan digunakan. Sebagian besar project manajer berpengalaman menggunakan komponen pracetak di lokasi proyek, sehingga mereka juga berpotensi memperhitungkan waktu yang tepat untuk penggunaan alat berat. Project manajer memiliki pengalaman dalam perencanaan site yang mampu menampung alat-alat seperti crane, dan alat penyambung antar komponen pracetak. Pengalaman dan pemahaman project manajer dalam menggunakan komponen pracetak dan telah menerapkan metode JIT mampu memberikan perhitungan peralatan yang tepat sesuai kebutuhan sehingga tidak adanya waktu tunggu yang terlalu lama. Dengan pengontrolan peralatan yang tepat akan didapatkan manfaat jauh lebih menguntungkan dibanding dengan metode konvensional. Sehingga akan dapat dicapai proses kerja yang tepat sesuai dengan kondisi pekerjaan.
Biaya pengoperasian alat akan timbul setiap saat alat berat dipakai. Operator yang menggerakkan alat juga termasuk dalam biaya pengoperasian alat (yunus, 2012). Apabila tidak adanya ketepatan baik perencanaan maupun dalam pelaksanaan akan menjadikan peningkatan biaya yang tidak efektif. Pengurangan waktu set-up akan memperlancar aliran aktivitas dengan keterbatasan lahan proyek kota Surabaya.
Sedangkan untuk faktor penghambat dalam diskusi dan pembahasan ini akan dibahas mengenai hasil yang diperoleh dalam analisa data yang akan dikaitkan dengan karakteristik responden, kondisi eksisting, dan teori/penelitian terdahulu.
